One Hundred Hills

100 Hills was developed by Geoffrey H. Edmunds (now Toll Brothers, Inc.) and is comprised of 3 separate and distinct “neighborhoods” The Villas, The Terraces and The Retreat. Combined, they contain a total of 216 homes and are grouped in sections according to price and size.

In The Villas, there were 68 home sites and 4 different models to choose from and the home sizes ranged from 2,310 to 2,629 square feet. In September 1997 (the date of the earliest builder price list that I have in my files), the pricing began at $252,950 for the Valencia and went as high as $281,000 for the largest home, the Sevilla.

In The Terraces, a community of just 38 homes, there were 5 different models offered. In May of 1996, prices began at $339,900 for the 3,035 square foot Palma model and went as high as $379,900 for the 3,744 square foot Montilla.

In The Retreat, 111 homes sites were offered and a number of those were custom building opportunities. There were initially 6 different models to chose from ranging in size from 3,137 square feet for the Merida to the 4,970 square feet Cardona and pricing began at $329,975 and went as high as $439,975 in September of 1998. After Toll Brothers, Inc. purchased Geoffrey H. Edmunds, an additional 5 models were offered ranging in size from the 3,320 square foot Antigua, priced at $381,975 and going as high as $418,975 for the 3,934 square foot Cadiz model.

This lovely community is located at the foothills of the mountain preserve and offers spectacular mountain and city light views. It is bordered on the north by the communities of Trovas and Castle Chase and on the south by Cimarron Ridge.

About The Builder

The original builder of 100 Hills, Geoffrey H. Edmunds & Associates, has actually been the Arizona subsidiary of nationally known Toll Brothers since 1995 and, finally, in 2002, the Edmunds name was formally jettisoned and the company is now known exclusively as Toll Brothers.

However, Edmunds was actually started by its namesake. Geoffrey was a Colorado native who graduated from ASU in 1963 and subsequently went to work for the Del Webb Corporation as well as several other local builders. Then in 1971, with $10,000 in start up capital and 10 employees (half of whom were family members), he set out to build something for himself. Thirty years later, Edmunds became one of the most recognized and respected nameplates in the Valley.

The company received hundreds of awards for excellence including the Home Builders Association of Central Arizona’s MAME Grand Award, presented to the home builder who best excels at new product design, interior design and creating new home communities. The Geoffrey H. Edmunds Company was also named both Home Builder of the Year and Custom Home Builder of the Year.

The new parent company, Toll Brothers, has an equally prestigious record. It has won the three most coveted awards in the homebuilding industry: America’s Best Builder, National Builder of the Year, and the National Housing Quality Award.
